Maximise your Return on Investment

 

Homestaging is a greener more cost effective way of getting the desired  results without spending a fortune on the home you are leaving.

 

Using as many of the clients own belongings as possible, I purchase only  those items which will maximise the selling potential of the property. I  use existing pieces of furniture where possible, muting the colour  schemes and adding splashes of colour. Impact is added by using accessories & planting  where needed to uplift the décor to the expectations of the buyer.

 

Of  course you want to keep the costs to a minimum which is why furniture rental can sometimes be a more convenient option. Find out more about our furniture rental services.

 

Fees

 

I charge an hourly rate of £35 per hour for a supervisory role to carry out  the presentation & organise quotes from trades people. Alternatively, a  daily rate of £200 is charged for combined presentation & de cluttering  services with an hourly rate for shopping & sourcing goods & services.

 Don’t pass the profit opportunity from your home on to the next  buyer, invest a little now and gain more profit back when you sell !

 

On average you can expect to pay approximately 1-1+1/2% of the asking  price for my services, sometimes much less depending on the level of  updating needed to achieve your estimated asking price.

Homestaging  has two distinct  advantages over a home which has not been staged. A higher return on investment and a quicker sale.

This is the initial meeting with you to assess how your home is  presently being shown to prospective buyers and why it may not be receiving the viewings or offers you are expecting.

 

I will listen to issues, concerns or questions you may have about the process of homestaging and use my expertise to show you how to present your home effectively.

 

My impartial, expert eye will identify which areas of the home are in need of decoration & updating or de-cluttering and, I will highlight the key selling features you can emphasise to the buyer at viewings. I will show you how to define and decorate your living spaces to appeal to the broadest possible audience.

 

To achieve this, a room by room walk round of the property is given with verbal advice and recommendations to increase its saleability.

 

General measurements are also taken, should you wish to take advantage of my written report detailed below. Or you can make your own notes and action plan from the advice provided.

 

Scene 2:  Written report - From £275.00

 

  • Includes a written report in a diagnosis and prescription style of the analysis together with:

 

  • Before and after photos of the property

 

  • List of local trades people

 

  • Recommended paint colours

 

  • General description of types of flooring, lighting, window treatments and props. Specific products are not detailed.

 

  • Property photography is an optional extra
