What is Home Staging?

Does furnishing an empty property really add buyer appeal? I thought empty rooms would let the buyer see the space?

Vacant homes can appear cold & unwelcoming and potential purchasers may not be able to visualise their own furniture fitting into individual rooms unless you show them its possible. Furniture rental or purchase is used to create living spaces the buyer can "see" themselves living in. Properly executed staging leads the eye to attractive features such as co ordinated furniture & soft furnishings which will entice & encourage the buyer to purchase. Mismatching items can be a real put off unless staged very carefully, so co ordinated ranges tend to appeal to a broader audience. Is it worth me spending more money to present a home for sale when the estate agent is likely to reduce the price because of "the state of the current market" anyway?

Excellent question, the two most important aspects to buying & selling are price & presentation, get these two fundamental things right at the start and you are far more likely to acheive a sale quicker and for closer to the asking price in the present market conditions, however, do take into consideration also that staging a property for sale will never be as expensive as your first price drop with the estate agents or your incentive to buy deals.

Well, this depends on the size of the property and its current condition. Full staging is often completed within 3weeks approx. This would include an initial visit, a written report of the changes needed a furniture rental quote/agreement and the shopping & tradesmens work completed and the property dressed ready for market.

However, not all properties need as much attention, and so its possible for a quick transformation from a one day internal makeover to a gorgeous garden over several days. You can use as much or as little of the service as you need. Flexability is key to acheiving what you require without compromising on style,cost and end result.
