Homestaging Services consist of the following three main options to suit all budgets and presentation requirements.
- The initial Verbal Consultation
- Optional Written Report
- Full Staging Services including Furniture rental, decor shopping,decluttering, hiring tradesmen and dressing the property ready for sale
The Initial Consultation
Fees from £125.00 for a 1 bed house or flat.
The initial consultation is a general evaluation of the property you are planning to sell. It consists of a room-by-room walk through to identify whether there is any need to improve the presentation or decoration that might hinder a possible sale, or add value to gain a higher price.. On average this consultation takes approximately 2hrs for a 3 bed property or 3 hrs for a 5 bed property. The advice given is verbal at this stage though we recommend you take your own notes to enable you to decide if you would like to make the changes yourself or consider opting for further asistance in the form of a written report. .
Optional Written Report
Written report Fees start at £250 for a one bed house or flat. Combined report and staging services will attract an additional discount of £50.
For extra bedrooms the additional Fee is £25.00 per room. Please note,this applies to both verbal consultations and written reports
Perhaps you would like to carry out the recommendatons yourself with guidelines on how to acheive the best results. A diagnosis and prescription style report is provided, with consultants photographs and advice that you can follow to keep you on track during the preparation phase of marketing the property. You can use it as a useful tool to improve those areas which need attention if you are not receiving the viewings you expected.Perhaps you wish to carry out pre-estate agent valuation improvements before coming to market.
Full Staging Services - Fees on request
On average you can expect to pay approximately 1 - 1.5% of the asking price for my full staging services, sometimes from only a few hundred pounds depending on what changes are needed to achieve your optimum asking price.
Homestaging is a more cost effective way of getting the desired results without spending a fortune on the home you are leaving. When you are dressing your home to sell, you can still create the Wow factor without the Ow! factor on your purse strings. Using as many of the clients own belongings as possible, we purchase or rent only those items which will maximise the selling potential of the property. Using existing pieces of furniture where possible, or rental furniture, choosing the colour schemes and adding appeal & interest by arranging layouts, soft furnishings, accessories , planting & lighting where needed to uplift the decor to the expectations of potential buyers. Homestaging has two distinct advantages over a home which has not been staged: it can acheive a quicker sale and less profit is lost, if you do not need to drop the price to sell. Those buyers targeting distressed sellers particularly in the current property slump, will have less reasons to reduce the price if all the problems with the property are already dealt with and the presentation is excellent.
